Why Florida keeps testing and removal separate
In Florida, a company that does the mold assessment generally can't also do the remediation on the same structure within 12 months, and vice versa (s. 468.8419). The company that sizes up the problem shouldn't be the one paid to fix it. Sarasota Mold Experts may connect you with both kinds of company, separately.
Florida licenses mold assessors and mold remediators through the Department of Business and Professional Regulation (DBPR) under Chapter 468, Part XVI. Before you hire, look up the company's license at myfloridalicense.com (search by name or license number). Florida requires assessors to carry general liability and errors and omissions coverage of at least $1 million (s. 468.8421).
Mold testing in Sarasota: common situations
Closed-up seasonal homes. Many owners leave for the summer, when Tampa Bay area dew points average about 72–74°F. A home that comes back smelling musty, with no obvious stain, is a classic case where an inspection can find the source. Often it is the air handler or a slow leak. See AC and HVAC mold.
Condos and rentals. When a leak starts in another unit or a shared pipe, a written report helps you talk to the association or landlord. See condo mold and mold in rentals.
After storms. Hurricane Debby's rain in August 2024 and the surge from Helene and Milton that fall wet a lot of walls. Mold inside wall cavities can stay hidden for months, and testing can help decide how much drywall to open. See mold after a hurricane or flood.
Buying a home. The City of Sarasota's median home was built in 1976 (American Community Survey 2020–2024), so an independent assessment can be worth adding to a purchase.
