Florida licenses mold assessors and mold remediators through the Department of Business and Professional Regulation (DBPR) under Chapter 468, Part XVI. Before you hire, look up the company's license at myfloridalicense.com (search by name or license number). Not every company that replies will hold that license, so check each one yourself. Some contractors are exempt when they work within their own license; ask which license covers the work.
Florida's mold-licensing law covers mold growth over 10 square feet (s. 468.8411). For smaller areas, EPA says you can usually clean it yourself. Homeowners may also work on their own home (s. 468.841).
In Florida, a company that does the mold assessment generally can't also do the remediation on the same structure within 12 months, and vice versa (s. 468.8419). If you want an assessment before the work or a clearance test after it, use a separate company. More in the mold FAQ.
Published national guides put remediation at about $10 to $25 per square foot of affected area and a typical job at $1,200 to $3,750 (This Old House, Mar 2026), with a wider $1,500 to $9,000 from Fixr (Aug 2025). The cost page has the full table and a calculator. Quotes come from the companies, not this site.
Cost guide and calculatorMany Florida homeowners policies limit mold coverage, often to $10,000. Check your declarations page. Flood damage goes to a flood (NFIP) policy; wind, roof and plumbing damage usually goes to the homeowners policy. No one can promise coverage in advance.
Storm and flood moldSummer rain. NOAA's 1991 to 2020 normals put Sarasota Bradenton International Airport at about 49 inches of rain a year. August is the wettest month at about 9.1 inches, and June through September brings about 60 percent of the year's rain.
Humid air and long AC seasons. Summer dew points in the Tampa Bay area average about 72 to 74°F. The EPA suggests keeping indoor humidity below 60 percent, ideally 30 to 50 percent. Here the AC does that job most of the year, and cold ducts and air handlers can sweat. The AC and HVAC mold page covers what to check.
Older homes and condo buildings. The median home in the City of Sarasota was built in 1976, and about 29 percent of its housing units are in buildings with 20 or more units (American Community Survey 2020 to 2024). A leak in one condo can reach the unit below; see condo mold.
Recent storms. Hurricane Ian made landfall to the south on September 28, 2022, and the Myakka River crested at a record, flooding parts of North Port and southern Sarasota County. In August 2024, Hurricane Debby dropped 16.98 inches of rain in Sarasota, the highest total in the state. Helene's surge on September 26 and 27, 2024, flooded homes on Longboat Key and Anna Maria Island, and on October 9, 2024, Hurricane Milton made landfall on Siesta Key as a Category 3 storm.
Closed-up seasonal homes. In 2020, nearly half of the housing units on Longboat Key were for seasonal, recreational or occasional use (Census 2020). A home closed for the summer with the AC off or set high can come back to a musty smell. Check closets, sink cabinets and the air handler first.
Requests come from across Sarasota, from downtown and Lido Key to Pinecraft and the Rosemary District, and from these towns in Sarasota and Manatee counties. Companies may also cover Anna Maria Island, Ellenton, Parrish and Laurel.

Published national guides put remediation at about $10 to $25 per square foot of affected area (This Old House, Mar 2026), so 100 square feet often lands near $1,000 to $2,500. Fixr (Aug 2025) gives a typical job range of $1,500 to $9,000. These are estimates, not quotes. See the cost guide and calculator.
For mold growth over 10 square feet, yes. Florida licenses mold assessors and mold remediators through DBPR under Chapter 468, Part XVI. Look up the company's license at myfloridalicense.com by name or license number before you hire. Some contractors are exempt when they work within their own license, so ask which license covers the work.
Generally not on the same home. In Florida, a company that does the mold assessment generally can't also do the remediation on the same structure within 12 months, and vice versa (s. 468.8419). Requests here can reach both kinds of company, so use one for any testing and a different one for the removal.
Usually not. The EPA says that in most cases, if visible mold growth is present, sampling is unnecessary. Testing can still help when you smell mold but can't find it, when you are buying a home, when there is a dispute, or when you want a clearance check after the work. See mold inspection and testing.
Often, if the patch is small and the water problem is fixed. Florida's mold-licensing law covers mold growth over 10 square feet, and for smaller areas the EPA says you can usually clean it yourself. Scrub with detergent and water, wear gloves and a mask, and dry the area fully. Homeowners may also work on their own home at any size.
