Is mold an emergency?
Usually not in the 911 sense, but act within days. The urgent part is stopping the water and drying out, because the EPA says to dry water-damaged areas and items within 24 to 48 hours to prevent mold growth. Move sooner for large areas, mold after flood water, mold in the air handler, or anyone in the home with breathing problems.
Can mold make you sick?
The EPA and CDC say mold can cause allergic and irritant reactions, such as a stuffy nose, coughing, wheezing or itchy eyes. People with asthma, allergies or weakened immune systems may be more sensitive. If anyone in the home has symptoms, see a doctor. This site does not give medical advice.
Is black mold more dangerous than other mold?
Color doesn't tell you how risky a mold is, and the cleanup is the same either way: fix the water and remove the growth carefully. Any mold can bother people who are sensitive to it. Treat a large dark patch like any other large mold problem. See black mold removal.
Can I clean mold myself?
Often, if it is small. Florida's mold-licensing law covers mold growth over 10 square feet (s. 468.8411), and for smaller areas the EPA says you can usually clean it yourself. Scrub with detergent and water, wear gloves and a mask, and dry it fully. Homeowners may also work on their own home (s. 468.841).
Cost
How much does mold remediation cost in Sarasota?
Published national guides put remediation at about $10 to $25 per square foot of affected area. This Old House (Mar 2026) puts a typical job at $1,200 to $3,750, and Fixr (Aug 2025) gives a wider $1,500 to $9,000. These are estimates, not quotes. Use the cost calculator, then compare written quotes.
How much does mold testing cost?
Fixr's January 2025 national figures put inspection with testing at $450 to $800, with an average near $500, and an inspection alone at $300 to $600. An air test runs about $500 to $700 and a tape or swab surface test about $150 to $200. A clearance test after the work is a separate charge.
Why do mold quotes vary so much?
Companies may be quoting different jobs. One may include containment, removal, drying and a clearance test; another may leave out testing or rebuild. Attic access, an air handler and storm damage across a whole floor all change the price. Ask for an itemized written plan so you can compare line by line.
Testing
Do I need a mold test if I can see the mold?
Usually not. The EPA says that in most cases, if visible mold growth is present, sampling is unnecessary. The plan is the same: fix the water and remove the mold. Testing helps when you smell mold but can't find it, when you are buying a home, when there is a dispute, or for a clearance check after the work.
What is the difference between an air test and a surface test?
An air test pulls a measured amount of indoor air through a collector, usually compared with an outdoor sample, to show which spores are in the air. A surface test uses tape or a swab on a stain to identify what is growing there. Fixr puts air tests at about $500 to $700 and surface tests at about $150 to $200.
What is a clearance test?
A check after remediation, before the walls are closed, to confirm the area is clean and dry. It can be visual, with a moisture meter, and sometimes with air or surface samples. In Florida it should come from an assessor at a different company than the remediator. See mold inspection and testing.
Florida licenses and rules
Do mold companies need a license in Florida?
For mold growth over 10 square feet, yes. Florida licenses mold assessors and mold remediators through DBPR under Chapter 468, Part XVI. Before you hire, look up the company's license at myfloridalicense.com by name or license number. Some contractors are exempt within their own license, so ask which license covers the work.
Can the same company test for mold and remove it?
Generally not on the same home. In Florida, a company that does the mold assessment generally can't also do the remediation on the same structure within 12 months, and vice versa (s. 468.8419). Requests here can reach both kinds of company, but use a separate company for any assessment or clearance test.
What paperwork should a mold company give me?
Ask for the DBPR license number, a written contract signed before work starts (s. 468.8422), proof of insurance (Florida requires a mold remediator to carry at least $1,000,000 in general liability coverage, s. 468.8421), and a written assessment or remediation plan. Keep copies with your photos and invoices.
Do I need a permit for mold removal in Sarasota?
Mold cleanup itself usually isn't permitted work, but rebuilding often is. In unincorporated Sarasota County, replacing drywall more than 2 feet above the floor needs a permit (Building Official letter, October 2024). The City of Sarasota requires permits for most work, and Manatee County requires one for repairs in a flood zone. Your rebuild contractor should confirm.
Condos
Who fixes mold in a Florida condo, the association or the owner?
It depends on where the water came from and what your declaration says. The association maintains the common elements (s. 718.113(1)). The association's policy excludes unit finishes such as floor and wall coverings, cabinets and appliances, which owners insure (s. 718.111(11)(f) and (g)). Read your declaration and talk to your manager in writing. This is not legal advice.
My condo smells musty after a summer away. What now?
Open it up, check under sinks, around the air handler and in closets, and photograph anything you find. A unit closed with the AC off or set high can collect moisture. If you see more than a small patch, or the source may be a neighbor's unit or a common pipe, tell the manager in writing. See condo mold.
Renters and insurance
Who is responsible for mold in a Florida rental?
Florida's landlord-duty statute (s. 83.51) doesn't name mold, but it requires landlords to follow housing and health codes and keep plumbing and structure in good repair, and leaks that cause mold often fall there. Give the landlord a 7-day written notice (s. 83.56(1)). Put it in writing; don't withhold rent without advice. See mold in rentals.
Can I withhold rent because of mold?
Not without advice. Under s. 83.60, withholding is a defense only after a 7-day written notice, and in an eviction a tenant may have to pay the rent into the court registry or lose other defenses. Talk to a legal aid office or a lawyer first. This is general information, not legal advice.
Does insurance cover mold in Florida?
Sometimes, up to a limit. Many Florida homeowners policies limit mold coverage, often to $10,000, a limit that became standard after state-approved endorsements in 2002 and 2003. Check your declarations page. Flood damage goes to a flood (NFIP) policy; wind, roof and plumbing damage usually goes to the homeowners policy. No one can promise coverage.
Storms and seasonal homes
How long do I have to report a hurricane claim in Florida?
Under s. 627.70132, a hurricane or windstorm claim must generally be reported within 1 year of the loss, and a supplemental claim within 18 months. Photograph everything before tear-out, dry out within 24 to 48 hours where you can, and call your insurer before signing a remediation contract. See mold after hurricanes and floods.
How do I avoid contractor scams after a storm?
Verify the license at MyFloridaLicense.com, get a written contract and never pay the full amount upfront. Be wary of door-knockers and unsolicited offers. The Sarasota County Building Official's October 2024 letter gives 866-966-7226 for reporting scams. Ask any company which license covers the work before you sign.
How do I keep mold out of a home I close for the summer?
Keep the AC running rather than off, and keep indoor humidity below 60 percent, ideally 30 to 50 percent, as the EPA suggests. A dehumidifier, open interior doors and a clear condensate line help. Ask someone to check the home after heavy rain or a storm. Summer dew points in the Tampa Bay area average about 72 to 74°F.
