A planned 1920s city, and an older population

Fred Albee hired planner John Nolen to lay out Venice, and the first sections were built in 1925 and 1926. Locals call the downtown "Venice Island," reached by bridges over the Intracoastal Waterway.

Venice has one of the oldest populations in the country. Its median age was 69.8 in 2020, and 62.8% of residents were 65 or older. If that describes your household, a few practical points:

  • You don't have to do the cleanup yourself. Ask for quotes and let the company move furniture and set up containment.
  • Ask how the work area will be sealed off from the rooms you use.
  • If you have asthma, allergies or a weakened immune system, EPA and CDC say you may be more sensitive to mold. Talk to your doctor about symptoms.
  • A family member can fill in the quote form for you and be the contact.

More than a quarter of homes sit empty for part of the year. A closed-up house with the AC off or set high through a wet summer is a common place for mold to start. The guide to keeping mold out of a closed-up home covers settings and house checks.

Storm records near Venice

  • Ian, September 2022: 18.06 inches of rain at a gauge 3 miles south of Venice (National Hurricane Center).
  • Helene, September 2024: 4 to 6 feet of surge from Venice to south of Englewood; a storm tide of 5.71 feet above mean higher high water at the Venice Fishing Pier.
  • Milton, October 9, 2024: 6.74 feet at the pier on the same measure, and a tower at Venice Beach measured 79-knot sustained winds with a 93-knot gust, the highest sustained wind measured in Florida.

EPA advises drying water-damaged materials within 24 to 48 hours. Anything that stayed wet longer is worth checking, even if it looks fine now.

Checking a Venice company

Florida licenses mold assessors and mold remediators through the Department of Business and Professional Regulation (DBPR) under Chapter 468, Part XVI. Before you hire, look up the company's license at myfloridalicense.com (search by name or license number). Some contractors are exempt; ask which license covers the work.

Ask for the license number, a written contract (s. 468.8422), proof of insurance (the law requires $1,000,000 general liability, s. 468.8421) and a written remediation plan.

Florida's mold-licensing law covers mold growth over 10 square feet (s. 468.8411). For smaller areas, EPA says you can usually clean it yourself.

Permits: mold cleanup itself usually isn't permitted work, but rebuilding often is. Inside Venice city limits, check with the city building department. In unincorporated Sarasota County, replacing drywall more than 2 feet above the floor needs a permit (Building Official letter, October 2024).

Published national estimates, not quotes: a typical remediation job runs $1,500 to $9,000 (Fixr, Aug 2025) and a bathroom $500 to $1,500. Sarasota-area quotes vary. The cost guide has the full table.

Venice mold questions

I'm back in Venice after the summer and the house smells musty. What should I do first?

Open the house up, run the AC, and look for the source: the air-handler closet, under sinks, ceilings below the roof and closets on outside walls. Photograph anything you find before cleaning. If the area is small, EPA says you can usually clean it yourself. For anything larger than about 10 square feet, ask for quotes from licensed companies.

Is mold in my Venice home a health risk?

EPA and CDC say mold can cause allergic and irritant reactions, such as a stuffy nose, itchy eyes or coughing. People with asthma, allergies or weakened immune systems may be more sensitive. If you have symptoms, talk to your doctor. Removing the mold and fixing the moisture is the practical answer either way.

Can the same Venice company test for mold and then remove it?

Generally not. In Florida, a company that does the mold assessment generally can't also do the remediation on the same structure within 12 months, and vice versa (s. 468.8419). If you want testing, ask for an assessor and a remediator from different companies. Look up both on myfloridalicense.com.
