What drives the cost of a mold job

  • Size of the affected area. The biggest factor. What you see on the surface is often smaller than what turns up behind drywall, cabinets or baseboards once the wall is opened.
  • Where it is. An open bathroom wall is quicker than a low attic in August, a closet air handler or a condo unit where the crew has to use a shared elevator and protect hallways.
  • Porous materials. Concrete block, framing and other hard surfaces can usually be cleaned. Moldy drywall, insulation, carpet and pad usually have to be cut out, bagged and hauled away.
  • Containment. Larger jobs need plastic walls, a sealed doorway and HEPA air scrubbers so spores don't drift into the rest of the home. More rooms means more setup.
  • AC and HVAC. Mold in an air handler or ductwork adds $3,000 to $10,000 in Fixr's range, and repairing the AC itself is a separate trade.
  • Storm scope. After river flooding or surge, the job often covers every room at floor level, with drywall cut a few feet up the walls and longer drying times.
  • Testing. An assessment before the work and a clearance test after it are optional, and in Florida they come from a different company than the remediator.
  • Rebuild is separate. New drywall, paint, flooring and trim are usually a second contract, and they may need a permit.

The pieces of a Florida mold budget

A Sarasota mold job can involve up to four separate pieces. Many smaller jobs need only the second one.

  1. Optional assessment

A mold assessor maps the moisture and the mold, sometimes with air or surface samples. Check the assessor's DBPR license. The EPA says: “In most cases, if visible mold growth is present, sampling is unnecessary.”

  2. Remediation

A mold remediator sets up containment, removes and cleans the mold, and dries the area. In Florida, a company that does the mold assessment generally can't also do the remediation on the same structure within 12 months, and vice versa (s. 468.8419).

  3. Optional clearance test

After the work, an independent assessor can check the area before walls are closed. Fixr's testing figures give a rough idea of the cost.

  4. Rebuild

Drywall, paint and finishes, often by a general contractor, with any permit the city or county requires.

Mold cleanup itself usually isn't permitted work, but rebuilding often is. In unincorporated Sarasota County, removing drywall doesn't need a permit, but replacing drywall more than 2 feet above the floor does (Building Official letter, October 2024). In Manatee County, drywall repair outside a flood zone generally needs no permit; in a flood zone, repairs need a permit and a substantial-damage review. The City of Sarasota requires permits for most work. Your rebuild contractor should confirm and pull any permit. In other cities, check with the city building department.

Before you compare prices

Florida licenses mold assessors and mold remediators through the Department of Business and Professional Regulation (DBPR) under Chapter 468, Part XVI. Before you hire, look up the company's license at myfloridalicense.com (search by name or license number). Not every company that replies will hold that license. Some contractors are exempt when they work within their own license; ask which license covers the work. Florida's mold-licensing law covers mold growth over 10 square feet (s. 468.8411). For smaller areas, EPA says you can usually clean it yourself. Homeowners may also work on their own home (s. 468.841).

100 sq ft of affected area at $10 to $25 per sq ft.

A planning figure from published national ranges, not a quote. It leaves out rebuild, roof, plumbing and electrical repairs and contents. In Florida, mold assessment and remediation of more than 10 square feet are licensed by DBPR. Quotes come from the independent companies, not from this site.

Will insurance pay for it?

Many Florida homeowners policies limit mold coverage, often to $10,000, a limit that became standard after state-approved endorsements in 2002 and 2003. Check your declarations page. Flood damage goes to a flood (NFIP) policy; wind, roof and plumbing damage usually goes to the homeowners policy. Under s. 627.70132, a hurricane or windstorm claim must generally be reported within 1 year of the loss (18 months for a supplemental claim).

Photograph and video everything before tear-out, dry out within 24 to 48 hours where you can, and call your insurer before signing a remediation contract. No one, including this site or the companies that reply, can promise what your policy will pay. More on mold after hurricanes and floods.

Ask each company for an itemized written plan: the rooms, containment, what will be removed, drying, any clearance test and whether rebuild is included. Then compare like with like. If the mold is in an attic or an air handler or ducts, those pages explain what the job usually involves, and mold removal covers the full remediation process.

What to ask for

  • The DBPR license number, then look it up yourself at myfloridalicense.com.
  • A written contract, signed by both sides before work starts (s. 468.8422).
  • Proof of insurance. Florida law requires a mold remediator to carry at least $1,000,000 in general liability coverage (s. 468.8421).
  • A written assessment or remediation plan that lists the rooms, containment, what will be removed and how drying will be checked.
  • A clearance test by an independent assessor, if you want one, from a different company than the remediator.

Mold cost questions

How much does mold remediation cost per square foot?

Published national guides put it at $10 to $25 per square foot of affected area (This Old House, Mar 2026) or $10 to $30 (Fixr, Aug 2025). So 100 square feet of moldy drywall often prices near $1,000 to $2,500 before testing, AC work or rebuild. Sarasota-area quotes vary with access, materials and how far the water spread.

How much does a mold inspection cost in Sarasota?

Fixr's January 2025 national figures put mold inspection with testing at $450 to $800, with an average near $500, and an inspection alone at $300 to $600. An air test runs about $500 to $700 and a tape or swab surface test about $150 to $200. When mold is visible, the EPA says sampling is usually unnecessary.

Why do mold quotes vary so much?

Companies may be quoting different jobs. One may include containment, removal, drying and a clearance test; another may leave out testing or rebuild. Hidden mold, a hot attic, an air handler and a whole flooded floor all change the price. Ask each company for an itemized written plan so you can compare line by line.

Why might I pay two companies in Florida?

Because in Florida, a company that does the mold assessment generally can't also do the remediation on the same structure within 12 months, and vice versa (s. 468.8419). If you want testing before the work or a clearance test after it, that comes from a separate company. Many jobs with visible mold skip testing entirely.

Does homeowners insurance pay for mold remediation in Florida?

Sometimes, and often only up to a limit. Many Florida homeowners policies limit mold coverage, often to $10,000. Check your declarations page and call your insurer before signing a remediation contract. Flood damage goes to a flood (NFIP) policy. No one, including this site or the companies that reply, can promise coverage.
