Sarasota, FL

The City of Sarasota is the Sarasota County seat, with 58,458 people (Census Bureau 2025 estimate). Its housing is older than most of the region: the median home was built in 1976, and about 58% of homes were built before 1980 (American Community Survey 2020 to 2024). About 29% of housing units are in buildings of 20 or more units, so condo questions come up often.

Sarasota Bradenton International Airport averages about 49 inches of rain a year, and June through September brings about 60% of it (NOAA 1991 to 2020 normals). In August 2024, Hurricane Debby dropped 16.98 inches in Sarasota, the highest total in the state for that storm.

Two counties, different rules

Sarasota County includes Sarasota, Venice, North Port, Osprey, Nokomis and Siesta Key. Manatee County includes Bradenton and Palmetto, plus Anna Maria Island, Ellenton and Parrish. Lakewood Ranch and Longboat Key sit in both counties, and Englewood spans Sarasota and Charlotte counties. The county, and sometimes the city, matters when the work moves from mold removal to rebuilding.

Permits, in short. Mold cleanup itself usually isn't permitted work, but rebuilding often is. In unincorporated Sarasota County, removing drywall doesn't need a permit, but replacing drywall more than 2 feet above the floor does (Building Official letter, October 2024). In Manatee County, drywall repair outside a flood zone generally needs no permit; in a flood zone, repairs need a permit and a substantial-damage review. The City of Sarasota requires permits for most work. In other cities, check with the city building department. Your rebuild contractor should confirm and pull any permit.

Wherever you live, the licensing rules are statewide. Florida licenses mold assessors and mold remediators through the Department of Business and Professional Regulation (DBPR). Look up any company at myfloridalicense.com before you sign.
